Holtan Hills offers a “mixed density” design including small-lot condominiums, townhomes, duplexes and a limited number of large-lot single family homes. This approach creates options for different budgets and is consistent with the way Girdwood is already developed.
Many lots within Holtan Hills will accommodate accessory dwelling units (ADUs), providing new opportunities for much-needed housing across the spectrum.
Trails will be formally integrated into the new community including access to the Athabascan Trail and the Historic Iditarod Trail. The master developer, CY Investments, has experience in public trail construction with a 1.5-mile trail in Potter Highlands.
A portion of new tax revenues generated by Holtan Hills will stay local within the Girdwood Valley Service Area to support quality-of-life priorities like road improvements, parks, snow removal, fire protection and EMS services.
Located near Girdwood Elementary, featuring a short-walk from downtown and providing direct access to local trails, Holtan Hills embraces the pedestrian friendly nature of Girdwood.
Holtan Hills will support hundreds of construction jobs during the development of on-site infrastructure and the subsequent homebuilding phases. It will also create new permanent local jobs through Induced economic activity.
Short-term rentals are prohibited in all single family and 50% of multi-family properties until such time as the Municipality adopts an ordinance otherwise regulating short-term rentals. This restriction cannot be amended without a 100% unanimous vote of approval.
Holtan Hills will be managed by a homeowners association that enforces owner-occupancy requirements and design standards, maintains community landscaping and open spaces. Leadership will transition to homeowners once 75% of lots are sold, with sub-associations for multifamily units.
Holtan Hills was conceived as a partnership between CY Investments and Heritage Land Bank, protecting taxpayers. CY Investments is financially responsible for on-site infrastructure, as well as permitting and zoning costs. Taxpayers benefit by sharing proceeds from the project (through HLB) with reduced risk.
