Holtan Hills offers a “mixed density” design including small-lot condominiums, townhomes, duplexes and a limited number of large-lot single family homes. This approach creates options for different budgets.  

Many lots within Holtan Hills will accommodate accessory dwelling units (ADUs), providing new opportunities for workforce housing. Additionally, a multi-family lot within the community will be granted to a future Girdwood housing authority for new affordable units.

A portion of new tax revenues generated by Holtan Hills will stay local within the Girdwood Valley Service Area to support quality-of-life priorities like road improvements, parks, snow removal, fire protection and EMS services.

Trails will be formally integrated into the new community including access to the Athabascan Trail and the Historic Iditarod Trail. The master developer, CY Investments, has experience in public trail construction with a 1.5-mile trail in Potter Highlands. 

Holtan Hills was conceived as a partnership between CY Investments and Heritage Land Bank, protecting taxpayers. CY Investments is financially responsible for on-site infrastructure, as well as permitting and zoning costs. Taxpayers benefit by sharing proceeds from the project (through HLB) with reduced risk.

Holtan Hills will support hundreds of construction jobs during the development of on-site infrastructure and the subsequent homebuilding phases. It will also create new permanent local jobs through new economic activity.
