As a long-time Alaska resident and a 30-year real estate professional, I see the consequences of Anchorage’s housing crisis every day. We proposed Holtan Hills for the simplest of reasons, Girdwood needs housing now. We know that by expanding our local ‘Housing Ladder’ we can help more families find attainable housing in this wonderful community.

I spent four years as a ski instructor in Girdwood, struggling to get by, but glad to be there. I now have my own successful business and want to move back to Girdwood. Holtan Hills is a great addition to the community that will help young people like me that want to become full-time residents (or stay there) and start a family, pay taxes and join the community. I am especially eager to build an ADU to help other people like me that relied on workforce housing when I was younger.

It’s true that Holtan Hills doesn’t satisfy its opponents in Girdwood, and likely never will. It’s also true that no better plan will move forward in the near future — particularly if this one gets NIMBYed out of existence two years in a row. The Anchorage Assembly should do the right thing and approve the project, taking a solid step forward in addressing our municipal housing shortage.

I continue to believe that Holtan Hills is the right answer for Girdwood. This creative new proposal reaches the heart of the issue, which is to provide several price points on new land in a community starved for housing. Address this need and you will see the community flourish.

The region needs development if it is to grow its economic footprint and attract and retain young people. The cumulative effect of resistance to new communities like Holtan Hills is soaring housing costs, which prices millennials and Gen Z folks out of the housing market. I am a local residential builder in Anchorage and I 100% support Holtan Hills. Girdwood needs new housing and if Holtan Hills is not built Girdwood will continue to face housing shortages. This is a unique situation and must be handled by someone like CY investments with years of experience.
