Lot Reservation Agreements can be submitted by email to info@holtanhills.com or delivered in person to Berkshire Hathaway HomeServices Alaska Realty at 561 E 36th Avenue, Suite 200, Anchorage, Alaska 99503, 9:00am to 5:00pm Monday through Friday, during the reservation period. It is highly recommended that Lot Reservation Agreements be emailed to info@holtanhills.com, with a subject line of “Holtan Hills Lot Reservation Agreement”.
Holtan Hills is in Girdwood, Alaska. Turn left on to the Alyeska Highway from the Seward Highway. Follow the Alyeska Highway until Hightower Road and turn left. Follow Hightower Road until you see an Alaska Water, Waste, and Utilities gate on the last road on the right before Girdwood Elementary School. You will need to walk around the gate and after that, it is 1,500 lineal feet to the homesites.
Please be advised that while the developer has cleared a right-of-way, the area is still very uneven, and you should wear appropriate footwear and exercise caution if you choose to walk the area. Most lots have been staked so that the property lines are visible. The area surrounding the right-of-way, including the lots themselves, is still heavily forested and wildlife is common. Please be aware of your surroundings and take proper precautions in the event of a wildlife encounter.
Each of the 28 lots available during this reservation period will be accessible by a publicly dedicated road and have onsite public water, sewer, gas, and electric. Holtan Hills will have Covenants, Codes, and Restrictions and be managed by a Homeowners Association.
No individual or entity may reserve more than two (2) lots. Each reservation must be on a separate Lot Reservation Agreement. Reservations are non-transferrable to another party.
If more than one reservation is received for the same lot, a certified drawing will be held to determine the reservation recipient within five (5) business days after the reservation period has ended. For those that do not receive a reservation, you may elect to be put in a back-up position or on the waitlist for Lots that become available in Phase 1 and Holtan Hills Tract 2. Please identify your back-up choice on the Reservation Agreement.
The developer will notify you by email once the reservation form has been signed. Once you have been notified that your reservation has been accepted, you will have 72 hours to submit your deposit. Lot reservation deposits are $5,000. Reservation deposits will be accepted by personal or cashier’s checks, money order, or wire transfer only, which will be deposited into the Berkshire Hathaway HomeServices non-interest-bearing trust account. The deposits will be fully refundable to the reservation holder should they, at any time, choose to cancel the reservation. A Lot Reservation Agreement is not effective until it has been executed (signed) by both the Developer and the Reservation Holder, and the deposit has been made and verified. Once the plat is recorded, if your reservation has been accepted, and you agree to the terms of the Purchase and Sale Agreement, your $5,000 reservation deposit will be credited towards your final purchase price, at which point it will become non-refundable.
Exhibit A to the Lot Reservation Agreement depicts the preliminary configuration of the proposed lots to be included in Phase 1. Please identify your reservation by Lot and Block number.
These lots will have no established market value until the plat is recorded. Your reservation simply allows you the exclusive right to purchase the lot with price terms and conditions once the plat is recorded. Please carefully read the reservation form and ensure that it is filled out completely before submitting.

Holtan Hills is 1,500 lineal feet from Hightower Road and is a short walk from Girdwood K-8, a post office, restaurants, and shops. Holtan Hills will have Covenants, Codes, and Restrictions and be managed by a Homeowners Association with an elected board of owners to protect its architectural value. Holtan Hills is being developed by Connie Yoshimura, owner of CY Investments LLC doing business as Holtan Hills LLC, which is a public/private joint venture with Heritage Land Bank. All lots are fee simple and on a publicly dedicated road with public water, sewer, gas, and electric on each lot. The road will have a walking pathway on the east side. All sites have mountain views and easy access to the existing Iditarod and Athabascan Social Trails and to the planned trail connection through the Tract 1A wetlands to the Iditarod Trail. All lots are suitable for single-family homes, duplexes, townhomes or ADUs. All building sites with some wetlands have been designed to maximize the building area while still maintaining the integrity of the wetlands. Holtan Hills is bordered to the west by Tract 5 and Tract 4 to the east. Both tracts contain wetlands and steep old growth forest owned by Heritage Land Bank.
Lots 1-3 Block 1: These three gently uphill sloping luxury homesites sit at the entrance of Holtan Hills and will set the standard for the community. These lots back up to Block 3, a cul-de-sac planned for future development. Lot 1 is adjacent to Tract 5 and has an unobstructed view of old growth forest. Lot 1 is 12,308 sq ft. Lot 2 is 70 ft wide and 8,480 sq ft. Lot 3 is 70 ft wide and 8,464 sq ft.
Lots 4-11 Block 1: These eight uphill sloping homesites would work well with a tuck under garage. Lot 11 is next to a planned low-density multi-family site and all lots back up to Block 3, a cul-de-sac planned for future development. Apart from lots 4 and 5, these lots have an unobstructed view of Tract 1A, 1.72-acres of wetlands. Lot 4 is 60-ft wide and 7,571 sq ft. Lot 5 is 60-ft wide and 7,960 sq ft. Lot 6 is 60-ft wide and 8,113 sq ft. Lot 7 is 60-ft wide and 8,119 sq ft. Lot 8 is 60-ft wide and 8,147 sq ft. Lot 9 is 60-ft wide and 8,158 sq ft. Lot 10 is 60-ft wide and 8,183 sq ft. Lot 11 is 50-ft wide and 6,876 sq ft.
Lots 12 and 13 Block 1: Reserved for low-density multi-family development.
Lots 14-19 Block 1: These six slightly uphill sloping homesites back up to Tract 5. Lot 16 has a small percentage of wetlands. Lot 14 is next to a planned low-density multi-family site and lot 19 borders planned Tract 2 development. Lot 14 is 60-ft wide and 8,573 sq ft. Lot 15 is 60-ft wide and 8,467 sq ft. Lot 16 is 60-ft wide and 8,447 sq ft. Lot 17 is 60-ft wide and 8,509 sq ft. Lot 18 is 55-ft wide and 7,767 sq ft. Lot 19 is 50-ft wide and 7,236 sq ft.
Lots 1-3 Block 2: These three gently downhill sloping luxury homesites sit at the entrance of Holtan Hills and will set the standard for the community. These sites are within earshot of Glacier Creek, and back up to Tract 4. The lower portions of these lots have some wetlands. Lot 1 is adjacent to Tract 4 and lot 3 is adjacent to Tract 1A. Lot 1’s southeast corner intersects with the Iditarod Trail and lots 2 and 3 are approximately 30 feet from the trail. Lot 1 is 80-ft wide and 12,598 sq ft. Lot 2 is 80-ft wide and 12,497 sq ft. Lot 3 is 109-ft wide and 16,313 sq ft.
Lots 4-11 Block 2: These eight gently downhill sloping homesites are within earshot of Glacier Creek and back up to Tract 4. Lots 4-8 contain a small portion of wetlands but the lots have been designed to maximize building opportunity. Lots 9-11 have no wetlands. Lots 4-10 each have a 25-foot easement for the Iditarod Trail where it intersects with their property lines to maintain the integrity of the trail and the privacy of the homesites. Lot 4 borders Tract 1A, and lot 11 is approximately 15 feet from the trail and borders planned Tract 2 development. Lot 4 is 73-ft wide and 10,697 sq ft. Lot 5 is 60-ft wide and 9,116 sq ft. Lot 6 is 60-ft wide and 9,000 sq ft. Lot 7 is 60-ft wide and 8,881 sq ft. Lot 8 is 60-ft wide and 9,080 sq ft. Lot 9 is 55-ft wide and 8,381 sq ft. Lot 10 is 50-ft wide and 7,608 sq ft. Lot 11 is 52-ft wide and 7,852 sq ft.
